Why buy a plush house when you could have a whole mountain village for the same money?

Otira, a tiny West Coast town in the Southern Alps, is on the market for $1 million after owners Bill and Christine Hennah decided it was time to move on.

They bought Otira, population 40, in 1998 after passing through and "feeling sorry for it".

They paid $80,000 for the hotel, school, railway station, town hall and 18 houses, The Press reported.

The couple, now in their 60s, no longer have the energy to run the hotel while maintaining the building and the township.

They are asking $350,000 for the hotel, or $1 million to take the village as well.

"We need someone to build it up again. There is a lot of potential and opportunity," she said.

The main difficulty the couple had faced was with the Westland District Council, which would not give resource consent for subdivision and development because of the risk of flooding or earthquakes, she said.

Mr Hennah said the Department of Conservation was not keen on the town's growth because Otira was in the middle of a national park.

A profit of over $76,500 a year, or about $1,400 a week over 12 years. Not bad wages. Being so isolated, maybe the news of a recession has not yet arrived With properties having dropped at least 9% ($80,000 - 9% =$72,800). Profit now $77,000+ per year over the 12 years - things are looking even better. Oh, I forgot the depreciation that they would have claimed over this period that will no longer apply.
The owners say they need someone to make the purchase and 'build it up again'. Would this cost another $1mln? Things don't look so cheap afterall.
